Terms & Conditions

These terms govern use of kyotofish.com and direct accommodation reservations with KyotoFish. Your booking confirmation, including its property-specific price and conditions, forms part of your agreement with us.
1. About us and these terms
“KyotoFish”, “we”, “us” and “our” refer to the operator of the KyotoFish accommodation service at 525-1 Kamiurokogatacho, Shimogyo Ward, Kyoto 600-8058, Japan. You can contact guest services at info@kyotofish.net or +81 75-708-3199.
By using this website you agree to these terms of use. A binding accommodation contract is formed only when we issue a booking confirmation after receiving any payment then due. If there is a conflict, the booking confirmation and property rules take priority for the specific stay, followed by these terms and the other policies linked here.
2. Eligibility and booking information
The lead guest must be at least 18 years old, have legal capacity to contract, and stay at the property unless we agree otherwise in writing. You must provide accurate guest, contact and payment information and promptly correct any error. Occupancy may not exceed the limit shown for the property, and all guests must comply with applicable Japanese law and the house rules supplied before arrival.
3. Rates, taxes and payment
Prices are displayed in Japanese yen. Before payment, the booking summary will show the accommodation charge, mandatory cleaning fee, applicable taxes and total payable. Your card issuer may impose foreign-exchange or bank fees outside our control. Payment timing and any deposit will be stated in the booking summary or confirmation. Payments may be processed by an independent payment provider; KyotoFish does not store full payment-card details.
We may refuse or cancel an unconfirmed reservation where payment is unauthorized, fraudulent, incomplete or made in error. If an obvious pricing or availability error affects a confirmed reservation, we will promptly offer the correct terms or a full refund if you do not accept them.
4. Changes, cancellation and refunds
Our Cancellation & Refund Policy forms part of these terms. Unless your booking confirmation expressly provides different or more favorable conditions, direct flexible reservations receive a full refund when cancelled at least 7 days before check-in, a 50% refund when cancelled at least 48 hours before check-in, and no refund after that deadline. Deadlines use Japan Standard Time.
Reservations made through an online travel agency or other platform are also subject to that platform’s displayed terms and cancellation process. A requested change of dates, property, stay length or guest count is subject to availability and may change the price; if we cannot approve it, the original reservation remains in effect.
5. Arrival, departure and use of the property
Check-in and check-out times, access instructions and property rules will be provided in the listing or confirmation. Early arrival and late departure require prior written approval and may incur a charge. Guests must use the property only for lawful residential accommodation, respect neighbors, avoid nuisance, and take reasonable care of the building, furnishings and keys or access codes.
You are responsible for loss, exceptional cleaning, damage or rule breaches caused by you or your visitors, except for ordinary wear and tear. Where permitted by law and disclosed before booking, we may pre-authorize a security deposit and apply documented amounts reasonably required to cover such loss.
6. Safety, access and serious breaches
We or our contractors may enter the property on reasonable notice for housekeeping, inspection or maintenance, or without notice when reasonably necessary for safety, emergency response, preventing damage or complying with law. We may end a stay without refund for serious or repeated unlawful conduct, violence, dangerous behavior, unauthorized parties, material nuisance, occupancy breaches or deliberate property damage. This does not limit any rights you have under mandatory law.
7. Service interruptions and our cancellation
If circumstances outside reasonable control materially affect a stay, we will act reasonably to reduce disruption. If we must cancel because the booked property cannot safely or lawfully be provided, we will offer a reasonably comparable alternative or new dates where available. If no acceptable alternative is agreed, we will refund amounts paid to us for the unavailable accommodation. We are not responsible for indirect losses or third-party travel costs except where required by law.
8. Website use and intellectual property
The website, brand, text, design, photographs and other content are owned by KyotoFish or used with permission. You may view and make limited personal, non-commercial use of them. You may not scrape, republish, sell, interfere with, reverse engineer or misuse the website or content without permission. Third-party links are provided for convenience and their operators control their own services and policies.
9. Liability and mandatory rights
Nothing in these terms excludes liability that cannot lawfully be excluded, including liability for fraud or willful misconduct. Subject to mandatory law, we are not liable for loss that was not reasonably foreseeable when the contract was made, business loss, or loss caused by your breach, a third party, or events beyond reasonable control. Your statutory consumer rights remain unaffected.
10. Complaints, governing law and changes
Please report an issue during the stay as soon as reasonably possible so we can try to resolve it. A post-stay complaint should include your booking reference, stay dates, property, a description of the issue and relevant evidence, and be emailed to info@kyotofish.net.
These terms are governed by the laws of Japan, without depriving consumers of mandatory protections that apply in their place of residence. The courts with jurisdiction under applicable law may hear disputes. We may update these terms prospectively; the version accepted at booking continues to govern that reservation unless a change is required by law or agreed with you.
